Moving in Surrey: Tips for BC's Fastest-Growing City
Moving in Surrey: Tips for BC's Fastest-Growing City
Surrey is the largest city by land area in Metro Vancouver and one of the fastest-growing cities in Canada. That size and growth mean moving here looks very different depending on which of Surrey's six town centres you're moving to or from.
Surrey's Six Town Centres
Surrey is officially divided into six communities, and each has its own moving considerations:
- Whalley / City Centre: The densest part of Surrey, with new high-rises near Surrey Central Station. Condo moves here need elevator bookings, just like downtown Vancouver.
- Guildford: A mix of condos near Guildford Town Centre and single-family homes. Parking can be tight near the mall.
- Fleetwood: Mostly single-family homes with driveways — one of the easier areas to move in Surrey.
- Newton: A mix of residential and commercial. Watch for school zones on weekday moves.
- Cloverdale: Heritage homes and newer developments. The historic downtown has narrow streets — a smaller truck may be needed.
- South Surrey / White Rock: Larger lots, often with acreage properties near Crescent Beach and Morgan Creek.
Highway 1 and the Port Mann Bridge
Surrey sits at the crossroads of Highway 1, the Trans-Canada Highway, and the South Fraser Perimeter Road. If your move crosses the Port Mann Bridge, avoid rush hour (6–9 AM and 3–6:30 PM) — the bridge and Highway 1 back up badly in both directions.
New Construction vs Established Homes
Surrey has enormous amounts of new construction, especially in Clayton Heights, Grandview Heights, and East Clayton. If you're moving into a brand-new build:
- The street may not yet be on Google Maps — share a pin with your movers
- Paving may be incomplete — confirm truck access in advance
- The front entrance may still have construction debris
Driveway Moves vs Apartment Moves
Most Surrey moves are driveway moves (single-family homes), which are faster and cheaper than apartment moves. But Surrey's growing condo stock in Whalley and Guildford means more elevator-booked moves. Tell your mover which type you have so they send the right crew size.
South Surrey Acreage Moves
Properties in South Surrey and near the U.S. border can be large acreages with long driveways, outbuildings, and sometimes livestock or equestrian facilities. These moves take longer and may need a bigger truck or a second trip.
Weather and the Fraser Valley
Surrey sits in the Fraser Valley, which gets hotter in summer and colder in winter than Vancouver proper. In July and August, plan morning moves to avoid the heat. In winter, watch for frost on driveways — it's a slip hazard for movers carrying heavy items.
