Moving in Langley: Township vs City, Country & Suburb
Moving in Langley: Township vs City, Country & Suburb
Langley is one of the most misunderstood municipalities in Metro Vancouver because it's actually two separate municipalities: the City of Langley (small, urban) and the Township of Langley (large, semi-rural). Your move will look very different depending on which one you're in.
City of Langley vs Township of Langley
- City of Langley: A small, dense urban core around Langley City Station and the upcoming SkyTrain extension. Condos, townhouses, and small lots. Moves here resemble other Metro Vancouver condo moves.
- Township of Langley: A huge area that includes Walnut Grove, Fort Langley, Murrayville, Brookswood, Aldergrove, and rural acreages. Moves here can involve long driveways, outbuildings, and country roads.
Acreage and Equestrian Moves
The Township of Langley has some of Metro Vancouver's largest lots and a significant equestrian community, especially around South Langley and Campbell Valley. Acreage moves can involve:
- Long driveways (confirm truck access)
- Outbuildings, barns, and workshops
- Large outdoor equipment and machinery
- Septic systems (no heavy trucks over leach fields)
Fort Langley Heritage
Fort Langley is a historic village with heritage homes, narrow streets, and a small-town feel. Moving a heritage home here can mean tight staircases, original wood floors to protect, and limited street parking near the downtown shops.
The SkyTrain Extension
The Surrey–Langley SkyTrain extension (under construction) is bringing new towers to Langley City and around the future stations. If you're moving into a new Langley condo, expect the same service-elevator and loading-bay procedures as Metrotown or Surrey Central.
Highway 1 and the Golden Ears Bridge
Langley sits at the eastern end of Highway 1 and connects to Maple Ridge and Pitt Meadows via the Golden Ears Bridge. If your move crosses the bridge or uses Highway 1, avoid rush hour (6–9 AM and 3–6:30 PM). The Highway 1 corridor through Langley backs up badly in both directions.
Walnut Grove and the River
Walnut Grove, in the Township's northwest, sits above the Fraser River. It's mostly single-family homes with driveways — straightforward moves, but the area is somewhat isolated, so confirm your mover knows the route.
Aldergrove and the U.S. Border
Aldergrove, in the Township's east, borders the United States. Moves here are mostly rural or semi-rural. If you're moving near the border, note that GPS can sometimes route through the border crossing — make sure your mover has the correct domestic address.
Weather and the Fraser Valley
Langley sits in the Fraser Valley, which gets hotter summers and colder winters than Vancouver. In summer, plan morning moves to beat the heat. In winter, watch for frost on rural driveways.
